Name the problem the work would solve.

Describe whether the project improves layout, addresses condition or creates a different permitted use. List the work required and the evidence behind the expected benefit. An attractive before-and-after image cannot establish the total cost or the result of a future sale or rental.

Compare doing less as well as doing more.

Evaluate a limited repair plan alongside the larger renovation. Include carrying costs, approvals and the time before the property can be used as intended. Eddie’s firsthand renovation background can inform the conversation, but the proposed scope still needs property-specific estimates and review.

Apply it to your Central Coast search.

Exterior changes in Santa Barbara may call for historic-property research; an added unit in Nipomo calls for service and planning questions. Use those local checks before assigning value to a finished project that does not yet exist.

A QUESTION YOU MAY HAVE

Does every renovation increase value by its cost?

No. Evaluate the proposed benefit with relevant evidence and do not assume spending is recovered dollar for dollar.
