Look at the land. Then the plan.
An Atascadero home search should consider how the site works—not only the rooms inside.

Eddie.Find the parcel before drawing an addition.
Atascadero’s address-search GIS identifies zoning and General Plan designations. The city also publishes a zoning handbook and creek setback resources. Use those tools to start a parcel-specific conversation about a proposed addition, driveway or outdoor project. A map is a starting point; ask planning staff which standards and site information apply to your idea.
Walk the space you intend to use.
On a viewing, trace the route from parking to the entrance, look at level areas and ask how water moves across the site. If a creek or slope is present, flag it for professional review before counting the entire lot as buildable space. Keep a sketch of the features you need today and the changes you could postpone.
Give renovation ideas their own budget.
Eddie’s renovation experience can help frame the questions behind a promising property. Bring your sketch and separate cosmetic work from projects involving grading, access or new living space. Get the relevant records and specialist estimates before combining those projects with the purchase budget. Sellers can use the same exercise to distinguish documented improvements from future possibilities.
A QUESTION YOU MAY HAVE
Does the city keep every easement record?
The city says it normally does not keep easement information or the official recorded plot map. Ask your title provider which recorded documents to review.
